Let’s start this article by agreeing, no two homeowners considering selling their homes are exactly alike, nor do they necessarily have precisely the same motives and reasons. However, it might be helpful if we realized that most homeowners find the process of selling their homes and moving to be a somewhat tense, emotional and stressful period. Perhaps identifying the top four reasons why people sell and looking at their objectives/goals could be beneficial, because it will help create more empathetic real estate agents, who focus not only on the technical aspects of the transaction, including marketing, promotion, etc., but also the needs, concerns and priorities of the client. Here are 4 main goals, it has been found, that most home sellers possess.

one. Best possible price: Obviously, most people would want to end up with the highest possible price when selling their home. However, there is more to this than just a number. Some of these factors to consider when comparing offers include: 1) Will it be eraser? Since most people buy homes with mortgages, an offer that far exceeds the lender’s appraisal will often create a deal breaker! b) What are the terms? Is this a real cash deal? A cash deal can be; all – cash; or simply, without a mortgage contingency! c) What will be the Deposit? Obviously, the larger Deposit, the greater the chance that the deal will go smoothly; d) Are they pre-qualified or pre-approved? The difference is that the first means, based merely on the preliminary information provided, the applicant will be approved, while the second means that the applicant is approved for a mortgage up to a certain dollar amount, provided the home also qualifies.

two. Shortest Reasonable Period of Time: Recognize the opportunity cost of money. Each additional month it takes will mean that the owner will have to continue to pay taxes, utilities, their mortgage, general expenses, etc. Doesn’t it make sense to agree on the shortest possible wait for the closing date?

3. Less Hassle: Hire a real estate agent, who will inform you, every step of the way, and hold your hand at all times! Have the possibilities and ramifications explained to you, so you are ready and prepared, because less uncertainty usually equals less hassle!

Four. Succesful transaction: Remember, it doesn’t count, until you close! What steps will your agent take, and what steps will you take, to ensure as smooth a transaction period as possible?

Some homeowners care primarily about one of these, while others care deeply about several. The more you know and the better you prepare, the better the end result will be!
